How we scope work

Measurement, then a recommendation, then a price, in that order every time. A floor survey defines which run of the foundation actually moved, so pier counts describe your house rather than a package.

On this soil the survey has a second job. Black Belt vertisols swell against footings through wet winters and shrink away through dry Augusts, so a house can read differently depending on the month it is measured. Where movement sits inside tolerance the honest report says to mark it, date it, and look again after a full cycle. A company that never declines work is not measuring anything.

What we tell people before they hire anyone

• Get the elevations. Anyone recommending piers should show you the floor readings behind each one.
• Compare depths, not totals. The active zone here runs several feet down, so a cheaper bid with shallower piers is a repair that stops inside the layer that moves. That is a different repair, not a discount.
• Ask about drainage. The mechanism is moisture swing, so a structural bid that ignores water is an incomplete bid.
• Confirm the warranty transfers. Buyers and their inspectors ask at resale, and the paperwork is easier to obtain now than later.
